Site survey & feasibility
On site: what carries load, what can be opened up or changed, what the building law allows. You get an honest answer on what is possible — before you plan.

Two to three variants with a sketch and a BKI cost estimate. You choose the preferred variant; we keep the budget in view.

Approval & verifications
Where a building application is required, we prepare it in full — the submission runs through the AKNW partner architect. Structural engineering, GEG verifications and building physics we provide ourselves.

What is load-bearing, what needs approval, what the planning costs — we clarify it honestly before you commit.

01 Can I remove walls or open up the floor plan during a renovation?
Often yes — but whether a wall is load-bearing is a question for the structural engineering. We check the structure, design the necessary beam or frame and provide the verification. That turns “this wall is in the way” into a safe, approvable remodelling. For a single opening, a structural calculation at a fixed price is often enough. -
02 Do I need a building permit for my renovation?
It depends on the intervention. Pure modernisation of the existing fabric is often exempt from procedure; as soon as you significantly change the floor plan, use, façade or roof, a building application becomes necessary. We clarify the procedural question under the BauO NRW before planning begins — the formal submission runs through our AKNW partner architect. -
03 What does renovation planning cost?
The fee follows the HOAI 2021 and the eligible costs of your project — itemised transparently in the initial quote. The first assessment of whether and how your project can be realised is non-binding and free of charge. For clearly defined services such as a structural calculation, we quote fixed prices. -
04 Architect or civil engineer for the renovation?
With a renovation the first question is usually structural: does it hold, can it be opened up, does the building physics work. With an architect, structural engineering and building physics are external services — with us they come from one hand. The formal building-application submission is handled by our AKNW partner architect. The detailed answer is in our article “Architect or civil engineer”. -
05 What about funding and the GEG obligations?
We plan your renovation and produce the required GEG verifications; the funding logic is built into the planning from the start. The subsidised energy consultancy and the individual renovation roadmap (iSFP) are provided by a listed energy-efficiency expert we work with — we do not present ourselves as energy consultants. -
06 Renovating while occupied or a listed building — is that possible?
Both are possible, with greater planning effort. For an occupied renovation we plan the construction sequence in phases; for a listed building we coordinate with the lower monument authority and account for the special rules under § 105 GEG. What works in your specific case we tell you honestly after the site survey.
