01 What is an individual renovation roadmap (iSFP)?
The iSFP is a federally funded renovation roadmap that records the existing building technically, prioritises packages of measures and provides a binding schedule towards the Effizienzhaus (efficiency-house) standard. It increases the BEG funding of the later measures by 5 percentage points (the iSFP bonus). It may be drawn up only by BAFA-listed energy consultants. -
02 How high is the BAFA grant on the iSFP?
For one- and two-family houses, 80% of the eligible consultancy costs are covered as a grant, up to a maximum of €1,300. For apartment buildings (3 or more units) it is 80% up to a maximum of €1,700. The client’s own contribution is therefore typically €1,300 net for a single-family house. -
03 What distinguishes KfW 261 from the iSFP?
The iSFP is the planning funding (BAFA, consultancy fee). KfW 261 is the implementation funding (a loan with a repayment grant) for the Effizienzhaus 40, 55 or 70 standard. The iSFP is a precondition for many individual BAFA measures; KfW 261 presupposes a finished plan. The two complement each other. -
04 GEG 2026 — which obligations apply to existing buildings?
From 2026 the municipal heat-planning cut-off dates take effect: in large cities from 1 July 2026, in smaller municipalities from 1 July 2028. When a heating system is then replaced, the 65-percent rule applies — new heating systems must use at least 65% renewable energy. Existing systems may continue to operate but must be replaced in the long term. We assess exceptions for older buildings in the iSFP. (GEG = Building Energy Act.) -
05 Renovation of a listed building — is that possible?
Yes, with greater effort. Listed buildings have special GEG rules (§ 105 GEG: exemption where the effort would be uneconomic) and their own BAFA funding lines (Effizienzhaus Denkmal). We handle the coordination with the lower monument authority; the LP 4 building-application submission runs through our AKNW partner architect. -
06 Replacing the heating system — when is it mandatory, when sensible?
Mandatory under the GEG when a heating system more than 30 years old fails (replacement obligation, § 72 GEG) — with a hardship rule for owners aged 80 and over. It is sensible to replace before the municipal heat planning takes effect in your municipality, because higher funding rates and transitional bonuses apply until then. We calculate the optimal replacement timing in the iSFP. -
07 What does a supervised renovation cost in total?
The iSFP itself costs the client from €1,300 net after the 80% BAFA grant (single-family house). Implementation support (BEG construction supervision) is funded with a 50% BAFA grant on up to €5,000 of eligible fees. The measures themselves vary by existing building and Effizienzhaus target — the iSFP provides a worked KfW-55 example for a 140 m² single-family house.
