Concept & mood board
Needs analysis, room programme, plot analysis, mood board. HOAI LP 1–2. A 60–90 minute first consultation, then 2–3 weeks of concept development.

Variant study
Two to three design variants with floor plans, sections, volume studies and a BKI cost estimate. The client chooses the preferred variant.

Design planning
HOAI LP 3: complete design drawings, a preliminary GEG certificate, KfW funding eligibility checked, cost calculation to DIN 276.

LP 4 with the AKNW partner
Building-application submission through the AKNW partner architect. We supply the complete application documents; the partner submits them and manages the procedure.

HOAI LP 5–9: working drawings, tendering, on-site supervision by Robin Henn, project aftercare through the warranty period.

01 HOAI service phases 1–9 — what do they mean in practice?
LP 1 basic evaluation (clarifying the task), LP 2 preliminary design (concept, variant study), LP 3 design planning (the design for permit), LP 4 permit planning (building-application submission — via the AKNW partner), LP 5 execution planning (working drawings), LP 6 tender preparation (the schedule of works), LP 7 assistance with tendering, LP 8 site supervision (construction management), LP 9 project aftercare. Robin Henn carries out LP 1–3 and 5–9 himself; LP 4 runs, in a generic way, through the AKNW partner architect. -
02 Why a civil engineer and not an architect?
Robin Henn has been a civil engineer for 10 years and in that time has designed, planned and built more than 70 houses. Concept, mood board, variant study, design, execution planning and construction management he provides himself. The advantage: structure, building physics and construction management come from one hand — without losses at the interfaces. The only service that runs through an AKNW partner architect is the LP 4 building-application submission — under professional law this is reserved to members of the chamber of architects. -
03 What does the AKNW partner architect do?
The AKNW-registered partner architect submits the building application in LP 4 under his own responsibility. In substance the application is based on our design — it is not an outsourcing of creative tasks but a special arrangement under building-regulations law (BauO NRW). For data-protection reasons we do not name the partner publicly; he is named in the contract. -
04 Costs for a single-family house in 2026 — what construction costs should I expect?
The BKI mean values for 2026 for a higher-specification single-family house are €2,800–3,600/m² of gross floor area (cost groups 300+400, excluding plot, external works and fees). For a 160 m² house that gives a construction-cost corridor of €450,000–580,000 net. The HOAI LP 1–9 fee on that build sum is typically 8–11% to the fee schedule, depending on the fee zone and the choice of individual phases. (BKI = the German building-cost information centre.) -
05 KfW 40 Plus — is the funding standard worth it?
KfW 40 Plus requires an additional energy generator plus an electricity store plus a ventilation system with heat recovery. Additional costs are typically €30,000–50,000 over the GEG standard. Funding is through KfW 297 for residential buildings: a repayment grant plus a possible climate bonus. The economics depend on the path of electricity prices — we work through three variants in the variant study. -
06 Timeline — how long does building a single-family house take from concept to moving in?
From the first concept conversation to handover of the keys we reckon typically 16 to 22 months for a 160 m² house: LP 1–3 about 8–12 weeks, the LP 4 building-application waiting time 8–14 weeks (the NRW permit deadlines), LP 5 execution planning 6–8 weeks, construction time 10–14 months. Delay risks (building authority, weather, trades) we reflect in the construction-time buffer. -
07 What does “fees transparently calculated” mean in practice?
We disclose our three-pillar calculation: the schedule value to the HOAI 2021 (mid rate, fee zone), the hourly rate of €168 net for special services outside the HOAI, and a BKI comparative calculation to check plausibility. The offer contains the § 7(2) HOAI notice in writing before the contract is concluded — without it, the minimum rates apply automatically.
