01 Is the wall load-bearing?
We answer this at the on-site appointment in 30 to 60 minutes — often beforehand if existing building plans are available. Where no plans exist, we assess wall thickness, material, ceiling bearings, construction era and structural indications. In case of doubt, an endoscope bore or a Ferroscan scan clarifies the load path. -
02 Does the work require a building permit?
For non-load-bearing walls, as a rule no. For load-bearing walls in North Rhine-Westphalia (NRW): in many cases this is exempt from procedure under § 62 BauO NRW (the NRW building code), but a structural-stability certificate (Standsicherheitsnachweis) remains mandatory. For condominiums, a resolution of the owners’ association (WEG) is required in addition. We clarify the procedural status before the calculation and name any open points transparently. -
03 What does a wall opening really cost?
Our fixed structural-engineering price is between €450 and €950 net, depending on span, wall type and storey level. The masonry and steelwork are charged separately (typically €800–2,500 in the Rhineland). On request we name three vetted tradesperson contacts from the Rhein-Erft district. -
04 How quickly can it be done?
On-site appointment within 7 days of your enquiry. Structural calculation 5 to 10 working days after the appointment. For notary deadlines or urgent cases, an express track is available on request at a surcharge. -
05 Can I carry out the opening myself?
For load-bearing walls we generally advise against it — fitting the steel beam requires temporary propping, exact preparation of the bearings and a verifiable construction sequence. For non-load-bearing walls, self-build is possible. In every case we supply the structural assessment and the execution notes. -
06 Which documents do I receive in the end?
You receive an audit-ready structural file (Statik-Heft) under BauO NRW — lintel design to Eurocode, bearing certificates, load-path presentation — an execution drawing with a parts list, and a note for the masonry firm. Format: PDF, plus DWG on request. -
07 Wall opening in a condominium — what should I bear in mind?
Interventions in load-bearing walls count as a structural alteration of the common property in a condominium owners’ association (§ 20 WEG). A resolution of the owners’ meeting is required. We supply the structural submission with which you prepare that resolution — including plans and risk notes.
